Carter’s, Inc.

After acquiring the OshKosh B’Gosh line, Carter’s, Inc. relocates their headquarters to occupy 11 floors at Phipps Tower in Atlanta. Choate Construction performs an interior renovation of the contemporary office space.

Carter’s 275,000-SF space highlights the company’s heritage of quality, innovation, and value on each of its floors. As each brand under the Carter’s, Inc. umbrella is unique; the design scheme of each floor accounts for this with different materials and colors schemes. Each floor includes a library for informal gatherings equipped with a coffee bar and seating area. Features throughout the spaces include custom mobile product display cases, extensive use of glass wall systems, wood wall and ceiling systems, high-end lighting, and over 100,000 SF of walnut wood flooring. Two grand staircases allow easy transition from floor to floor, encouraging employee collaborating and connectivity.

Carter’s Atlanta Headquarters achieved LEED Gold certification for implementing practical and measurable strategies and solutions aimed at achieving high performance in sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality.

The Panoramic at 1321 Mission

Pankow teamed with Panoramic Interests to bring this new 11-story, 160 unit tower at the corner of 9th and Mission streets to the San Francisco market. Based on Panoramic Interests patented SmartSpace design, this project will provide highly efficient and meticulously planned living spaces. 80 units are reserved as student housing for the SanFrancisco California Academy of Arts University, the other 80 units will be market rate rental apartments.

The building features dynamic common areas including an exterior south facing courtyard at level 2 and a landscaped top floor roof deck with barbecue and yoga spaces.

The Triangle Building

The name says it all the Triangle Building. With uniquely complex architecture and tight site logistics, the Triangle Building project demanded both innovative solutions and good old-fashioned teamwork.

The Triangle Building, a new 250,000-square-foot Union Station Neighborhood office building, is awaiting LEED Gold Certification and features 15,000 square feet of ground floor retail with 212,000 square feet of Class A office space on floors 2 through 10. The 140-foot-tall building also has two levels of underground parking and features a unique triangular shape to fit the approximately 0.9 acre, zero lot line site. The Triangle Building is in a premier Denver location on 16th Street Mall and immediately adjacent to the new Denver Union Station. Included in the project scope was the Wewatta Plaza, a public plaza/walkway that forms an important part of the connection between Union Station and the Pepsi Center.

Ericsson North American Headquarters

Ericsson’s North American Headquarters expansion consists of two new four-story buildings, a connector building and two parking garages. This project is an example of successful global collaboration at all levels, where the project team was challenged with balancing Ericsson’s global design program with the needs of a North American operation and market, while also managing an aggressive budget and schedule. The prominence of Ericsson’s site required thoughtful consideration with regards to potential impacts on the surrounding community. With LEED Gold certification an early goal of the Owner, a number of sustainable practices were implemented to achieve this expectation and resulted in a 25% more efficient building than the standard benchmark.

Methodist Hospital for Surgery

Methodist Hospital for Surgery is a 105,000 SF surgical hospital located on a busy North Dallas corridor. The hospital focuses on treating patients in need of highly-specialized spine and joint surgery and is the only dedicated orthopedics hospital of its kind in the area. The facility includes seven fully-equipped operating rooms, 32 private patient rooms, 10 outpatient treatment rooms, a diagnostic imaging suite (including CT and MRI), and physical therapy/rehabilitation areas. Methodist Hospital for Surgery is a joint venture partnership between area physicians, Methodist Health System and Nueterra Healthcare.

Rogers-O’Brien managed the entire construction process using BIM, resulting in more pre-fabricated systems, less rework, faster schedule, lower cost and a higher quality building delivered with a 4-month accelerated schedule.

The Methodist Hospital for Surgery received the AGC Texas Building Branch Outstanding Construction Award and the TEXO Distinguished Building Award.

Legacy Plaza, Gates World Headquarters

This 10-story office building consists of 302,000 s.f. of office and lobby retail space with 23,384 s.f. of parking.  Located in the City and County of Denver’s historical LoDo District, the building’s exterior features architectural precast with punched windows and an impressive south facing curtainwall elevation.  The building rests on a caisson foundation extending 24′ into bedrock.  The building structure has 1,458 tons of structural steel with composite decks and steel braced-frame construction.

The sophisticated multi-floor HVAC System is a roof mounted, central HVAC plant with floor-by-floor air handling units and a fan powered VAV air distribution system.  To meet electrical needs, the building is fed with two separate 3000 amp normal power bus risers equipped with harmonic reducing transformers (for computer loads) as well as a separate 1200 amp emergency power switchboard, backed by a 750 kw generator.

The interior lobby features stainless steel, birdseye maple paneling, and granite finishes truly making it a Class A building.

Belmar Block 2 (Villa Italia Mall Redevelopment)

This $35 million, 12-month project is one of seven “blocks” developed on the old Villa Italia Mall site in Lakewood.  The master development plan for the entire site includes retail and office space, residential units, community parks, plazas, and several parking garages.  Saunders built “Block Two” which consisted of all site work and construction for two multi-story mixed use buildings, a 1,000 stall post-tensioned parking garage, and partial demolition and remodel of an existing three story retail structure.  The exterior building finishes included an assortment of brick, precast, and glass storefronts with awnings giving a new urbanism feel.  Descriptions of the “Block Two” buildings are as follows.

Building 2M3 is a 152,000 s.f. four story retail and office building featuring an underground parking garage and “LEED” certification. Building 2M4 is a 38,000 s.f. retail and/or office space.  The existing 139,000 s.f. retail structure, Building 2D, was remodeled and tied into the 465,000 s.f. Parking Garage 2G.  The 1,000 stall parking garage also features retail shops on the ground floor.

Wolf Law Building at University of Colorado

This state-of-the-art law school at the University of Colorado, Boulder campus is a 178,000 s.f., 5-story structure housing a law library, teaching courtroom, moot courtroom, faculty offices, law center, administration offices as well as student program space, clinics and registrar.

Construction of the new Wolf Law Building at the University of Colorado at Boulder began in January 2005 and is on schedule for completion in August 2006.

This new $46 Million building will immediately enhance the learning experience of CU law students. The new law library, at 42,047 s.f., will be 50 percent larger than the existing law library. The Wolf Law Building will have 18 classrooms ranging in size from 20 to 100 seats, plus a 250-seat courtroom and a high-tech teaching courtroom.  The University of Colorado at Boulder is seeking LEED certification for the Wolf Law Building.

University of Denver College of Law & Parking Structure

The $48 million, 245,000 s.f. College of Law houses the University’s Law School Library, seventeen state-of-the art classrooms, a 120-seat lecture hall, 31 meeting/break-out rooms, and underground and structured parking for 770 vehicles.  The building’s architecture incorporates the University’s signature copper roof, red brick and limestone features, as well as distinctive interior finishes including oak and quarry tile flooring.  Construction on the 4-story cast-in-place concrete structure was in the heart of the University’s busy campus.  The project site was land-locked on three sides by the Ricks School for the Gifted and Talented and three occupied fraternity houses.

The College of Law facility meets the LEED’s (Leadership in Energy and Environmental Design) criteria making it the nation’s first “green” law school.  To meet the strict regulations for this certification, the building underwent a full commissioning process.  This high quality building has been designed to last for the next 300 years.

Palmer Ridge High School

This new two-story, 217,000 s.f. school will mark the District’s second high school. The school includes full & auxiliary gyms, weight room, school kitchen, and modern art area. The facility also includes a state of-the-art auditorium that will seat approximately 600 people and includes music rehearsal/practice areas, media center as well as administration offices, counseling center and career centers.

Additionally, Saunders will renovate the district’s sports stadium. The project will add a new field house and a concessions/press box building with public restrooms. The athletic field will be modernized with synthetic turf and the running track replaced.
