Denver Health and Hospitality Authority Peri-Operative Remodel

With 25 percent of all Denver residents receiving their care at this facility, completing this complex, phased renovation was no easy task. This project required a CM/GC with industry-best methods for infection control to ensure the work was completed with patient safety as the number one priority.

The original facility was built in 1975 and no longer met the growing demands and needs of Denver Health. All of the construction work was completed while the Hospital remained operational.

Phase 1: New Surgery Staff Support

This phase encompasses approximately 3,379 square feet of remodeled space to support the surgery staff and includes locker rooms, lounges, office and conference room.

Phase 2: New 17 Station Post-anesthesia Care Unit & Surgery Support

This phase encompasses approximately 5,500 square feet of remodeled space including support rooms that allow observation of multiple patients at one time.

Phase 3: New Outpatient Gastrointestinal & 20 Pre-operative Stations

This phase encompasses approximately 8,285 square feet of remodeled space to a new Outpatient Gas-trointestinal Suite and Pre-operative area. Additionally, the phase included support rooms and two new inpatient rooms.

DaVita World Headquarters

The DaVita World Headquarters is not an office of the past where employees aimlessly enter a blank office building adorned with rows of tan desks and black chairs. It is an office of the future providing a whole new way of approaching a collaborative, team-oriented work environment.

A 500,000 sq. ft. Class A office building and parking garage accommodating 950 teammates; the offices are designed and built to be a “home away from home.” To promote a pleasing work environment, additional features include: rooftop exterior terraces, three interior seasonal gardens, three water features, workout room, top level marketplace, community spaces, large employee training area, and student union. In addition, the top floor and corners are devoted as employee spaces, not private offices.

Built on a brownfield site, the building is a vital component to the redevelopment of the Central Platte Valley near the Millennium Bridge and provides teammates ample access to public transportation. This facility received a LEED Gold certification.

Saunders delivered the building on time, within budget to the acclaim of our client and owner’s representative.

Denver Art Museum Office Building

The Denver Art Museum Administration Building is a 52,000-square-foot, three-level office building housing 150 employees. The building was designed to meet LEED Gold and an exposed ceiling throughout. This distinct feature of open ceilings required numerous hours of 3D coordination and modeling. The time spent modeling the space ensured the exposed vents and piping, that would other wise be covered, were perfectly aligned.

The first two floors consist of open office areas, conference rooms and break rooms. Located in the center of each floor are the conference rooms and break room. This area is known as the “Heart Beat Zone.” It is divided into 4 separate areas symbolically representing the chambers of a human heart.

The secured basement consists of Art and High Density (library) Storage. The art storage area required a dedicated HVAC system to meet specific environmental and American Alliance of Museums (AAM) criteria. It is also a humidity controlled environment, to properly preserve all the art archives.

Dairy Block

Just a few blocks away from Union Station, Saunders is working on one of Downtown Denver’s most anticipated projects: Dairy Block, formally known as Z-Block. Dairy Block is taking up a large amount of surface parking while keeping to the true historic form of Lower Downtown.

The project includes over 220,000 sq. ft. of office on five levels, a seven floor 170-room independent hotel, 40,000 sq. ft. of ground floor restaurant/retail/hotel lobby space as well as a 3 floor, 397 stall, below grade parking garage.

Colorado State University Lory Student Center Revitalization

Over 20,000 people pass through the Lory Student Center (LSC) every day, making the more than 50-year-old building one of the busiest locations in northern Colorado. The student center is the hub of activity on campus for students, faculty and staff; it houses student services, dining facilities, stores, meeting rooms, ballrooms, art galleries and a theater.

To keep up with the needs of a growing student body, attract new students and address an aging HVAC system, CSU renovated the 160,000-square-foot structure and added nearly 70,000 square feet to the center. The university’s goal was to create a flexible-use space, improve energy performance and keep people connected to the outside vistas, which include a lagoon, outdoor amphitheater, sculpture garden and the Rocky Mountains.

Colorado School of Mines – Ben H. Parker Student Center Renovation

Saunders Construction recently completed complex renovations to the Colorado School of Mines (CSM) Ben H. Parker Student Center. Renovations took place on 60-percent of the existing building and remained open to CSM students and faculty as construction took place.

The project was completed in two phases. The first phase, on the west wing of the building, was renovated to include a larger bookstore, a remodeled kitchen and food court. After Phase 1 was complete, the project team moved on to the east wing of the building to complete Phase 2 renovations of an Old Bookstore the Digger Den Cafeteria. Phase two was renovated to include several organization spaces.

Children’s Hospital South Campus

Children’s Hospital Colorado sought to provide comprehensive healthcare services to children residing the South Metro Denver to meet ever-growing demands. The new South Campus is a 182,000 square foot facility provides both in-patient and out-patient care. The design of the building takes its aesthetic cues from their main campus in Aurora.

The South Campus facility includes: Inpatient Care, Outpatient Clinics, 24/7 Urgent Care with 22 exam rooms, Sports Medicine Program, Surgery Center with four operating rooms, Infusion Center, Laboratory Services, Imaging Services and Diagnostic Services. In addition, the facility features a family hospitality area, play areas for patients and siblings, a cafeteria/coffee shop and conference rooms.

Anschutz Health and Wellness Center

A new, LEED Gold certified, 92,500-square-foot facility is an innovative, state-of-the art research, education and patient care facility located on the University of Colorado’s Anschutz Medical Campus.

Major building elements include: aerobics exercise pool, saunas, whirlpool spas, locker room facilities, 15,000-square-foot fitness equipment area, including free weights, laboratory fitness equipment area, with calibrated and specialized fitness equipment for prescribed programs, walking/running track, nutritional kitchen producing take-home prescribed meals, demonstration kitchen, bistro area, 20 clinical exam rooms, two minor procedure rooms, -80 degree freezer farm with alarmed UPS system for tissue storage, blood work laboratory, testing labs, DEXA room, physician and intern offices and conference rooms, and a board room opening out to roof garden for events.

The building’s “L” shape was dictated by the location of the existing Fisher House, short term stay facility for Veterans, at the southwest corner of the site. Our project involved rerouting utilities to and from the Fisher House and being a “good neighbor” by being cognizant of maintaining parking areas and delivery routes to their facility, along with daily start and stop time constraints for construction for noise mitigation.

9th and Colorado

The redevelopment of the former University of Colorado Health and Sciences Center was recently the center of attention as Saunders performed a major implosion to start construction on a highly anticipated mixed-use development project.

The initial scope includes the environmental abatement and complete demolition of 15 existing buildings totaling 1,985,800 sq. ft. and interior demolition of three buildings, which are anticipated to be re-purposed as a part of the redevelopment. Additionally, Saunders will provide new utilities, roads, a two-block underground parking structure and infrastructure to enable future development.

The development team has proposed a $419 million redevelopment that will include 900 to 1,100 units of apartments and for-sale housing, 250,000 SF of retail and 125,000 sq. ft. of office space. The plan calls for the creation of a highly walkable and bike friendly project, integrating open green space and pedestrian amenities. The redevelopment will include a horizontal and vertical mix of uses, including residential, office, retail, restaurant, hotel and public space. The retail component will focus on creating a mix of retailers and restaurants, which will include national, regional and local businesses.

Adolph Coors Foundation

Located in the heart of Cherry Creek, this project entailed demolition of the existing structure and building a new 27,500-square-foot mixed-use development.

The project features 11,000 square feet of prime retail space at street level, and 15,000 square feet of office space on the second and third floors. The third floor hosts the new offices of the Coors Foundation. Underground parking for 75 cars is also provided.

The project complies with the stringent Design Standards and Guidelines for Cherry Creek North. Additionally, the project is pursuing LEED Silver Certification.
