San Francisco War Memorial Veterans Building

This $99 million dollar project restores a once vital historic civic asset into a vibrant stage and venue for The Arts and Veterans Organizations. This reconstruction/renovation project contributes to the vitality of the Civic Center District reflecting the values of San Francisco’s residents and the City’s leadership. All work on the Project complies with the Secretary of the Interior’s Standards for the Treatment of Historic Properties including the

DPW’s commitment to the stewardship of the historic resources within the

Civic Center Historic District. The space includes the 916-seat Herbst Theatre and the San Francisco Arts Commission Gallery.

This project is one of the first large hospital projects using Lean Construction Delivery with a Fully Integrated Project Delivery Team. Pankow is a Core Team member and the Structural Concrete Trade Partner on this project. The general Contractor is Herrero Boldt.

Network Appliance Campus

Choate Construction Company has completed numerous projects for Network Appliance, the network storage company based in California, for a total of 422,000 SF.

Network Appliance Building 1
This 165,000-SF cold shell building was converted to a warm shell, followed by the completion of 125,000 SF of interior space. Interior environments included approximately 40,000 SF of R&D laboratory, training facilities, an executive briefing center as well as open office/systems furniture plan for global support personnel.

Network Appliance RTP Building 2
The next phase of expansion involves the conversion of a cold shell office building to a warm shell state, fitting out approximately 150,000 SF to accommodate customer support, product development, software development and laboratory/data center business unit expansion needs.

Network Appliance Dedicated Lab – RTP Building 4
This dedicated lab facility contains over 2,100 racks of data equipment, with the lab environment designed at over 650 watts per square foot. Over 11,000 tons of cooling capacity is delivered by four (4) 2,800 ton centrifugal chillers served by 8 cooling towers. Chilled water runs through the coils of eighty (80) 45,000 CFM air handling units which deliver a collective 3.6 million CFM to the laboratory environment. The structural steel frame is clad in architectural metal panels with weather-proof relief air louvers surrounding almost the entire 3rd level, dedicated solely to the air handling equipment and half of the electrical distribution gear.

General Motors Parts Distribution Center

The new General Motors Parts Distribution Center, built at E-470 and I-70, incorporates approximately 400,000 s.f.  This project includes 20,000 s.f. of office space, 550 lineal feet of interior rail service, a 150,000 gallon water storage tank for fire protection, and almost 20,000 cubic yards of concrete.  This fully racked facility handles automotive replacement part shipments to more than 225 GM dealerships in approximately 12 states.  The structure is composed of site-cast Thermomass insulated tilt-up panels, 6″ and 8″ slab on grade, and a white PVC roof system.  This state of the art warehousing facility was completed in October 2003.

The Inverness Spa

Nestled inside one of Colorado’s premier resorts, The Inverness Hotel and Conference Center is a place that will stimulate your senses, renew your spirit, and relax your soul. The Spa at The Inverness is a 8,540 sf, full service amenity spa and salon. Saunders performed a complete demolition and renovation of the existing spa. The extensive and high-end finishes included alder wood for all trim, millwork and doors, mosaic tile, granite countertops, and natural stone flooring. The exterior spa was repaired and remodeled to coordinate with the new interior finishes. A stone fireplace and relaxing seating areas create an outdoor retreat. Construction was completed while the Hotel was occupied and operational. Sound proof separation walls were used to isolate construction noise as well as maintain a dust-free environment. The Inverness Hotel and Conference Center is frequented by high level dignitaries and special consideration and scheduling was necessary for guests such as the Dali Lama and the President of the United States.

Classic Residence by Hyatt

The Classic Residence by Hyatt is a life care community. This amenity filled 24 acre project includes and Independent Living Facility, Care Center and private Villas as well as a walking trails, a fitness center and indoor swimming pool. Independent Living Building is a 464,000 s.f. facility with three apartment wings consisting of 213 living units. This facility also includes a two story commons wing, three dining rooms, service kitchen, nurse stations, living/activity rooms, and administration areas as well as underground parking. The 42,000 s.f. 3 story Care Center includes 52 private beds and caters to three levels of care ; assisted living, memory support and skilled nursing. The 38 Villas offer owners independent living in a one story, one or two bedroom first class residence. All units include a den, 2+ bathrooms, full basements and an e-call telecommunication system connecting to the main Care Center.
