3700M

3700M is a large mixed-use development in the West Village of Dallas’s Uptown district. Ideally situated at the corner of McKinney Avenue and Blackburn Street, this walkable, vibrant neighborhood covers an entire city block and is adjacent to existing shops, restaurants and entertainment.

The three buildings feature 381 apartments within a 21-story residential tower and two, five-story buildings totaling 801,334 SF. The project also includes 37,000 SF of retail on the ground level. A six-story, split level parking garage accommodates 800 vehicles.

West 7th

Encompassing over five city blocks, this 900,000 SF mixed-use development reestablishes West 7th Street in the historic Fort Worth Museum District with retail, office, hotel, and residential space. The architecture is an eclectic blend of lifestyle storefronts and modern styling. Owner Cypress Equities charged Rogers-O’Brien with overall management of the project, which included demolition of the existing site, coordination of infrastructure and finish-out of the new buildings. The completed project features pedestrian walkways, tree-lined streets, plazas and outdoor seating.

The Whitley

Adding to the downtown Austin skyline, this new 16-story 282,000 SF apartment tower located at the corner of 3rd and Brazos streets includes 268 multi-family units, 10,000 SF of ground-floor commercial lease space, and a 130,000 SF parking garage. The 11 stories of residences are constructed over a 5-story cast-in-place concrete parking garage. Exterior materials include natural stone veneer at the street level, a combination of brick, stone and glass at the residential units and infill aluminum screens at the parking garage. Upscale amenities include an expansive pool and deck, fitness center, business center, coffee bar and lounge.

Legacy West

Legacy West is a mixed-use development nestled within the headquarters campus community that includes FedEx Office, J.C. Penney, Liberty Mutual and Toyota at the intersection of the Dallas North Tollway and State Highway 121 in Plano, Texas. This 240-acre project will include high-end shopping, restaurants, offices and more. Expected completion is Winter 2017.

Dallas Arboretum Parking Garage at B-1 & UW

This 460,000 SF, 1,150-space parking garage provides much needed additional parking for the Dallas Arboretum. The project included demolition of the existing surface parking lot and landscaping and construction of a new 5-story parking garage. The new parking garage features two floors below-grade, three floors above-grade and a 156-foot long pedestrian tunnel underneath Garland Road providing safe access for visitors to this urban public garden. This project was recipient of a TEXO Distinguished Building Award and Topping Out Award.

Infosys Data Center

The conversion of an existing Class A office space into a new 5,000 SF data center was achieved in three short months in a fully occupied building without incident or disruption of service to occupants. The supporting infrastructure areas are protected by an Inergen fire suppression system as well as a city required, redundant fail safe pre-action system. The requirement for standalone and uninterrupted operation of servers required that new dedicated infrastructure be added, including new electrical service, UPS, standalone Chilled Water Cooling System with air cooled chillers and an emergency generator for back-up power. A new service yard (tilt-wall enclosure) was constructed in the adjacent parking lot for securing the generator and cooling tower from outside interference or tampering.

INSYS Therapeutics Pharmaceutical Manufacturing Facility

Insys Therapeutics is a specialty pharmaceutical company that develops and commercializes innovative products for supportive care of pain patients. The Insys Therapeutics Facility project entailed the interior demolition of a 60,000 SF warehouse and the interior build out of a new pharmaceutical manufacturing facility. Along with the renovation of the exterior façade, the project scope also includes the addition of an 8,000 SF Class 10,000 Clean Room and another 20,000 SF of process space to accommodate the manufacturing of a range of patented pharmaceutical products.

Fair Park Esplanade Parry Ave

Based on the Fair Park Comprehensive Development Plan, the Fair Park Esplanade and the Parry Avenue Gate was restored and enhanced by the addition of a water feature which occupies a portion of the historic 700-foot long reflecting basin. The fountain includes the tallest water jets in the state and is designed to be choreographed to music, a sound system and lights. In the spirit of the original 1936 show, this new water feature delights visitors day and night with changing programs. The restoration included a large pylon, landscaping and light features surrounding the fountain. With the addition of the DART Light Rail Station in 2009, a restored historic entrance gate greets visitors to Fair Park. The gate structures were restored and the wall reconstructed to match its original 1936 appearance.

Rankin County Replacement Facilies – Hospital Clinic & Wellness Center

Rogers-O’Brien delivered the Rankin County Hospital Replacement Facility utilizing the design-build delivery method, which yielded transparency of all costs, allowed for faster project completion and was under budget. The new Rankin County Hospital and Wellness Center includes a new 38,200 square foot critical access hospital with 15 inpatient beds along with lab, imaging, physical therapy, dietary, and emergency department services. The Clinic and Pharmacy are connected to the hospital. The 9,800 square foot Wellness Center features a large pool, exercise and gym multipurpose space, locker rooms, and physical therapy area. The 8-acre site also includes a FAA compliant lighted heliport and an RV parking area to facilitate out-of-town families of extended stay patients.

Utilizing an integrated team approach, Rogers-O’Brien and O’Connell Robertson worked together from conception through completion, actively engaging the client and hospital staff for comments and input during early work sessions. This approach allowed us to create a “one of a kind client specific custom designed facility” meeting their every need and providing efficient healthcare operational services and configurations for smooth flowing (less movement) work environments designed to fit their distinct style of procedures/routines in their facility.

Forest Park Medical Center Hospital

Forest Park Medical Center San Antonio is a specialty surgical hospital and medical office building at the heart of a master planned, mixed-use campus. The facilities have a hospitality-oriented focus to patient care and amenity offerings. A full-service acute care hospital, the 154,000 square foot Forest Park Medical Center features 54 beds (including 16 VIP patient suites), 12 operating rooms, and two procedure rooms. The hospital includes state-of-the-art diagnostic imaging suites, laboratories, a pharmacy and a spacious cafeteria. Inspired by four and five-star resorts, the medical center incorporates an upscale ambiance throughout, which extends to the large dining facility offering chef-prepared foods, a coffee bar, and peaceful outdoor spaces, including self-sustaining green roof systems. Medical support technology, including patient monitoring devices and intravenous connection systems, are integrated into an attractive upholstered headboard and hidden when not in use. For additional privacy, VIP suites feature a separate room for family and guests equipped with a kitchenette, entertainment options and a sleeping area. Immediately adjacent to the hospital is a four story, 84,000 square foot medical office building and a four level, 470 car parking garage.
